How Idaho Assessment Appeals Work

Idaho appeals start with a written appeal to your county Board of Equalization (BOE). If you lose there, you can appeal to the Idaho Board of Tax Appeals (BTA) or to district court. Idaho Code 63-501A · Idaho Code 63-511

The Deadline: The Fourth Monday of June

Your county must deliver or mail your valuation assessment notice no later than the first Monday in June. The notice has to tell you the assessed market value and your right to appeal to the county board of equalization. Idaho Code 63-308

An appeal of an assessment on the regular property roll must be filed by the end of the county's normal business hours on the fourth Monday of June. The board of equalization may consider an appeal only if it is timely filed. Idaho Code 63-501A

In 2026 that Monday was June 22. In 2027 it is June 28. Two other rolls have their own dates:

  • Subsequent property roll (for example, new construction added later): the fourth Monday of November.
  • Missed property roll: on or before the day the board of equalization adjourns its January meeting.

How to File With the County

The appeal is made in writing on a form provided by the county board of equalization or the assessor. It must identify you, the property and the reason for the appeal. Idaho Code 63-501A

What Happens After the County Decision

  • 30 days. Within 30 days after the BOE decision is mailed or announced at a hearing, you can appeal to the Board of Tax Appeals. You can instead appeal to the district court for your county in the same window. Idaho Code 63-511
  • File with the county auditor. The notice of appeal states your grounds and goes to the county auditor, who sends it to the Board of Tax Appeals. Idaho Code 63-511
  • No fee, no lawyer required. The BTA says there are no fees to file an appeal and legal representation is not required. Idaho Board of Tax Appeals
  • Keep paying. Filing an appeal does not suspend payment of property taxes. Idaho Code 63-511

Burden of Proof

On appeal, the burden is on the party asking for relief to show the valuation is wrong, and a preponderance of the evidence is enough. The burden shifts to the party seeking an increase if the value rose more than 10% over the previous year and the increase came partly from the assessor not using the required equalization methods. Idaho Code 63-511

A Win Carries Forward

If a Board of Tax Appeals decision changes the market value of a property and nobody appeals further, the value is fixed for the year appealed. There is no increase the next year when nothing physically changes, although county-wide trending that applies to a whole class of property still applies. Idaho Code 63-3813
