How to write a property tax appeal letter

  1. Find your assessed value and parcel number. Both are on your assessment notice or tax bill. See how to read your assessment notice.
  2. Decide your value. Look at recent sales of similar homes nearby, with similar size, age and condition. Your value is what those sales support.
  3. Pick your grounds and write specifics. Addresses, dates and prices. See what evidence wins an appeal.
  4. Attach the evidence the letter lists. Sale records, photos, a corrected measurement, an appraisal if you have one.
  5. Send it before the deadline. Use the guide for your county for the window and where to send it. Keep a copy and proof of delivery.

What should a property tax appeal letter include?

Your name and mailing address, the property address and parcel number, the tax year, the current assessed value, the value you believe is right, and the specific reasons with evidence: recent comparable sales, a record error, a recent purchase price or an appraisal. End with a clear request and, if your board holds hearings, a request for one.

Do I have to use a letter, or does my county have its own form?

Many counties and boards require their own appeal form, and some accept a letter only as an attachment. Check your county page in our guides or your assessment notice before you send anything. The letter below is useful as the written argument that goes with the form, or on its own where a letter is accepted.

What evidence makes an appeal letter persuasive?

Recent sales of similar nearby homes are the usual strongest evidence, followed by documented errors in the county record, a recent arm's-length purchase price, and a professional appraisal. Specific addresses, dates and prices beat general statements.

When is the deadline to send an appeal letter?

It depends on your county and is often only 30 to 90 days after the assessment notice. Find your county in our guides for the current window, and check your notice, because a missed deadline usually means waiting a year.
