- Filing window: January 1 through March 31 each year. The next window is January 1 to March 31, 2027, for tax year 2026 values.
- Frequency: once every three years on a property.
- Where to file: Butler County Auditor, Attn: BOR, 130 High Street, 3rd Floor, Hamilton, OH 45011. The county page says to mail or email the form and supporting documentation.
- Amount of change: the county says there is no limit to the dollar amount a property's value can be changed on appeal.
- After a decision: you have 30 days from the date of the decision letter to file DTE Form 4 with the Ohio Board of Tax Appeals or the Court of Common Pleas, and a copy must also go to the Board of Revision.

How assessments work in Butler County
In Ohio the county auditor sets the appraised market value of your home, and that value drives your tax bill. The Board of Revision does not review your tax bill. It hears complaints about value, so your case has to show the auditor's market value is too high or that the property record is wrong. Butler County's Auditor says the appraised value may be updated annually in some circumstances. The Board of Revision has three members: the County Auditor, the County Treasurer and a member of the Board of County Commissioners. Filing a complaint entitles you to a hearing before the Board, where you can present recent appraisals or current sales data for similar properties in your neighborhood.
Ohio law lets you file one valuation complaint per parcel in each three-year period, with exceptions for an arm's-length sale, a substantial improvement or a casualty loss. A withdrawn complaint can still count as your filing, so file when your evidence is ready.
Ohio's rule (Revised Code 5715.19) is that a complaint on the current tax year's value is filed with the county auditor by March 31 of the following year, or the close of collection of first-half taxes, whichever is later. The county pages below gave March 31, 2026 for tax year 2025 values. The same rule points to March 31, 2027 for tax year 2026 values.
Exemptions and their deadlines
- Homestead exemption: exempts the first $29,000 of a home's value for owners who live in the home as their primary residence on January 1 and are 65 or older, certified permanently and totally disabled, or a surviving spouse (at least 59) of a prior participant. For tax year 2026, the Ohio adjusted gross income limit is $41,000 (based on the 2025 return).
- Enhanced exemption: the first $58,000 for disabled veterans with a 100 percent service-related disability and certain surviving spouses, with no income requirement.
- Deadline: applications must be submitted before December 31 of the application year, through SmartFile or by mail to the Auditor.
Homestead and owner-occupancy reductions do not change your appraised value, so they are a separate form from a valuation complaint. If the auditor denies a homestead application, you can appeal that denial to the Board of Revision on DTE 106B.
How to appeal, step by step
- Pull your auditor record. Save the appraised value, square footage, bedrooms, baths and sales history, and compare them with what you know about the house.
- Talk to the auditor's appraisal office first. The Butler County Auditor's real estate office can be reached at 513-887-3154 or realestate@bcohio.gov. Use the Neighborhood Sales Dashboard to check recent sales near you.
- Pick the right form. Use DTE Form 1 for a standard home valuation complaint, DTE 1M for a manufactured or mobile home taxed like real estate, and DTE 2 for assessment issues other than market value.
- State your opinion of value and attach evidence. The burden of proof is on you. A recent arm's-length sale, an appraisal, a Realtor's comparative market analysis or a list of comparable sales with adjustments are the kinds of evidence county boards of revision look for.

- Attend your hearing. Butler County says filing a complaint entitles you to a hearing before the three-member Board of Revision.
