How New Jersey Tax Appeals Work
New Jersey property owners challenge an assessment with the County Board of Taxation. You file Form A-1, the Petition of Appeal, along with the comparable sales form. If you disagree with the county board's judgment, you can go to the New Jersey Tax Court. NJ Division of Taxation, Appeals
The Deadline: April 1, May 1 or January 15
- April 1 is the standard deadline for a petition to the County Board of Taxation.
- May 1 applies where the municipality had a revaluation or reassessment.
- January 15 applies in counties on the alternative calendar: Burlington, Gloucester and Monmouth.
NJ Division of Taxation, Appeals, Alternate Assessment Calendar
For counties on the standard calendar, the 2026 date has passed. The next one is the following April 1, or May 1 if your municipality has a revaluation or reassessment. In Monmouth County, the next deadline is January 15, 2027. The live countdown for the counties we track is in the table above the county list on this page, and the deadlines page shows the rest.
Going Beyond the County Board
- Tax Court: appeal within 45 days of the county board's judgment. NJ Courts, Tax Court
- Direct to the Tax Court: assessments over $1,000,000 may skip the county board.
- Added and omitted assessments use Form AA-1, and go directly to the Tax Court if over $750,000.
The Standard: The Common Level Range
New Jersey applies the common level range: the average ratio of assessed value to true value in your municipality, plus or minus 15%. A comparable sales analysis tells you where your property falls against that range. NJ Division of Taxation, Appeals
ANCHOR Property Tax Relief
ANCHOR is the state's homeowner and renter relief program. The Division of Taxation lists November 2, 2026 as the deadline to apply for the 2025 benefit. It filed for most eligible residents under 65, and seniors and residents collecting Social Security disability or Railroad Retirement disability benefits apply with the combined application, Form PAS-1.
