Chesterfield County, Virginia homeowners who think their assessment is too high appeal first to Real Estate Assessments. The county's annual deadline is March 15, and an application that does not include the required information by then is not processed. The next date is March 15, 2027, a Monday. The county reassesses every year, mails notices by February 1 showing values as of January 1, and requires an assessment appeal before you can go to the independent Board of Equalization, whose filing deadline is April 15.

2026 deadline and where to file

Status as of October 10, 2026.

  • Appeal to Real Estate Assessments: March 15 each year. Application with all supporting documents must be postmarked or received by then. Next date: March 15, 2027.
  • Board of Equalization: filing deadline April 15. The county says appealing to Real Estate Assessments is a prerequisite.
  • Assessment notices: mailed by February 1, showing values as of January 1.
  • One application per property. Contact Real Estate Assessments at 804-748-1321 to get the online application, or an emailed or mailed copy.
  • Representatives: a notarized Letter of Authorization stating the tax year, owner name, property address and Tax ID.

The Board of Equalization is appointed by a Circuit Court judge and trained by the Virginia Department of Taxation.

How assessments work in Chesterfield County

Chesterfield County says the Code of Virginia requires real estate be assessed at 100 percent of fair market value, defined as the price most people would pay on the open market. The county reassesses annually using an inspection, collected sales information and a comparison with similar properties that sold in the neighborhood.

The county's 2026 real estate tax rate is $0.89 per $100 of assessed value, for residential and commercial property alike. The county's example: a $100,000 assessment times 0.0089 is $890 a year. Because the rate is set separately by the Board of Supervisors, an appeal is about the assessed value, not the rate.

Exemptions and their deadlines

  • Tax relief for seniors and disabled residents: the Commissioner of the Revenue runs a real estate tax relief program. The county's criteria: you are 65 or older or totally and permanently disabled as of December 31 before the year of your application, total household income is under $65,400, and assets excluding your home do not exceed $514,000. Apply through the Citizen Portal or the printable application.
  • 100% disabled veterans: Virginia exempts the real property of a veteran rated 100 percent service-connected, permanent and total, who lives in it as a principal residence. You do not re-apply each year.
  • Surviving spouses of qualifying veterans can apply through the same office.

Confirm current limits and filing dates with the Commissioner of the Revenue before you rely on the figures above.

How to appeal, step by step

  1. Pull your assessment and record. Search the county READ database for your assessed value, square footage, bedrooms, baths and condition. Fix any wrong facts first.
  2. Gather evidence. The county asks for up to three comparable properties supporting your opinion of value or equity concerns, plus a recent appraisal or photos.
  3. File the appeal application with the county assessment office. Contact Real Estate Assessments (804-748-1321) for the application and submit it with your documents by March 15. A separate application is needed for each property.
  4. Pay your tax bill on time. Pay your real estate tax by its due date. A late payment brings penalties. Any change from the appeal adjusts your bill.
  5. Review the result. An appraiser may contact you for more information or to inspect the property, then tell you the outcome.
  6. Take the next step if you disagree. If you still disagree, file with the Board of Equalization by April 15.

What property taxes cost in Chesterfield County
