Henrico County, Virginia homeowners must file a real estate assessment appeal application by April 1 at 11:59 p.m. each year, and if April 1 falls on a weekend the deadline moves to the following Monday. The next date is April 1, 2027, a Thursday. The county's page says the application is not available until the next year's assessment. Staff inspect and review the property, then send a recommended assessment to the five-member Board of Real Estate Review and Equalization.

2026 deadline and where to file

Status as of October 10, 2026.

  • Appeal application deadline: April 1 at 11:59 p.m. each year. If April 1 is a weekend, the following Monday. Next date: April 1, 2027.
  • Application availability: not available until next year's real estate assessment, per the county.
  • Where to get the form: the county web page, an email to the Real Estate Assessment Division, 804-501-4300 option 4, or Room 134 at 4301 East Parham Road (Monday to Friday, 8:00 a.m. to 4:30 p.m.).
  • Hearings: the county says hearings occur on the first and third Wednesdays, and a decision could take until summer or fall.
  • After the Board: the matter can be taken to the Circuit Court.

An appeal can raise your assessment. Henrico's page says it can be reduced, increased, or sustained.

How assessments work in Henrico County

Henrico County's page lists the reasons the county accepts for a reconsideration: you believe the assessed value is above fair market value, it rests on incorrect property information, or it is inequitable against similar properties. Henrico's appraisers inspect, and the recommendation goes to the Board of Real Estate Review and Equalization, a neutral panel of five Henrico residents appointed by the Board of Supervisors, one for each magisterial district.

The county notes that online estimates from Zillow, Redfin or Trulia are not considered sufficient evidence for an appeal. Comparable sales should be recent, valid sales of properties similar in use, location, quality, condition, style and physical features. The county flags family transfers, deeds of gift, $0 transfers, for-sale-by-owner transfers, auctions and foreclosures as sale types whose validity has to be confirmed before they count.

Exemptions and their deadlines

  • Real Estate Advantage Program (REAP): a tax exemption for qualifying seniors and residents who are 100 percent permanently and totally disabled, and their spouses. The county's page (information as of 2025) lists a maximum total income of $75,000, maximum net worth of $500,000 excluding the home and up to ten acres, and a maximum exemption of $3,200. The filing deadline is April 1. You must be 65 or older, or disabled, as of December 31 of the previous year.
  • Real Estate Cap Program (RECAP): a cap on the real estate tax bill for qualifying seniors and disabled residents.
  • Disabled veterans and surviving spouses: separate exemption programs, described on the county's tax relief pages.

The 2025 figures may have changed. Call the Revenue Division at 804-501-4263 to confirm the current limits.

How to appeal, step by step

  1. Pull your assessment and record. Save your assessed value and property record, then check size, condition and bathroom counts against what you know.
  2. Gather evidence. Recent, valid sales of similar properties, photos, and repair estimates if condition is the issue. The county says it helps the appraiser to see the interior.
  3. File the appeal application with the county assessment office. Complete the appeal application for each property by April 1 at 11:59 p.m. You can ask the Real Estate Assessment Division at 804-501-4300 for the form.
  4. Pay your tax bill on time. The county recommends paying your real estate taxes when due. The amount is adjusted after the Board votes, and you will get a final appeal letter.
  5. Review the result. A county appraiser inspects and reviews. If the property is larger or in better condition than on record, the recommendation can be higher.
  6. Take the next step if you disagree. If you disagree with the recommended assessment, you can appear before the Board of Real Estate Review and Equalization. After the Board, the matter can go to the Circuit Court.

What property taxes cost in Henrico County

The U.S. Census Bureau's American Community Survey (2020-2024 five-year estimates) puts the median real estate tax paid by Henrico County homeowners at $2,565 a year, against a median home value of $359,200. That is an effective rate of about 0.71% of home value (median tax divided by median value). It is a countywide figure: your own rate depends on your city, school district and special districts, so read the rate on your actual bill. About 88,571 homes in the county are owner-occupied.
