As of October 8, 2026, Berks County’s 2026 annual appeal deadline has passed: it was Monday, August 3, 2026 by 5:00 p.m. because August 1 fell on a Saturday. The next regular annual residential appeal deadline is Monday, August 2, 2027 by 5:00 p.m.; file the original signed Berks County Assessment Appeal Form with the Berks County Assessment Office, County of Berks South Campus, 400 E. How assessments work in Berks County

Berks County is not on a recent countywide reassessment cycle. The Assessment Office says the last countywide reassessment became effective for the 1994 tax year, so many homes carry an assessment that is not meant to equal today’s sale price dollar-for-dollar. (berkspa.gov)

The local Assessment Office maintains parcel ownership and assessment records, measures and describes new construction, and is responsible for keeping assessments fair and equitable. For an individual property, Berks says a Certified Pennsylvania Evaluator measures and lists property characteristics and considers relevant factors to arrive at a market value assessment. In appeals, the key conversion is the Common Level Ratio, or CLR. Berks explains that the CLR is used only at the appeal level by the Board of Assessment Appeals or the Court of Common Pleas. For appeals effective in 2026, the CLR is 34.37%; for appeals effective in 2027, it is 32.1%. Berks also gives the practical test: assessed value divided by the CLR equals the implied market value. Appeal only if you can prove value. Berks is explicit that high taxes, tax increases by the municipality or school district, or personal financial hardship are not valid bases for reducing an assessment. The law presumes the current assessment is correct until you prove otherwise. (berkspa.gov)

Worked savings example using Berks’ actual rates: suppose a Reading homeowner has a $140,000 assessment for 2027. Using the 2027 CLR of 32.1%, that implies about $436,137 in market value. The homeowner gets a recent appraisal at $370,000, so the requested assessment is $118,770. Assessment reduction: $21,230. Step-by-step how to file

  1. Use the official form. The current county form is the Berks County Assessment Appeal Form, and the Forms page also lists an Annual Appeal Form, updated March 19, 2026. The form covers Annual, Change, Clean & Green, and Breach or Rollback appeals. (berkspa.gov)

  2. Calendar the right deadline. Annual appeals are filed June 15 through August 1 and are effective for the following tax year. If August 1 falls on a weekend, the form must be filed by the next business day at 5:00 p.m. A change-in-assessment appeal must be filed within 40 calendar days of the mailing date on the notice.   3. Complete and sign the original. Berks warns that incomplete forms will be returned and may void the appeal. What happens after

When Are Property Taxes Due in Berks County?

For 2026 real estate tax bills, Berks County Treasurer states bills had a March 1, 2026 bill date and that the penalty period is good through December 31, 2026.

This is not the same as the assessment appeal deadline above. The appeal deadline is your window to contest your assessed value; the payment due date is when the resulting tax bill must be paid.
