How assessments work in Collier County

Collier County’s 2026 tax roll values are set as of January 1, 2026. The Property Appraiser estimates your just/market value, then applies Florida assessment limits and exemptions to arrive at assessed and taxable values. Your TRIM notice, mailed in mid-August, is the key document: it shows market value, assessed value, exemptions, taxable values, proposed taxes, millage, contact information, and the VAB petition deadline.

For a homesteaded Collier home, do not compare only last year’s tax bill to this year’s bill. Florida’s Save Our Homes cap limits the annual increase in assessed value for homestead property to 3% or CPI, whichever is less, but it does not cap market value or the millage rates. If you bought a homesteaded home recently, the seller’s capped value can reset to market value the year after purchase; that is a common surprise in Collier County’s higher-priced neighborhoods.

Your tax bill is also driven by where the property sits. Whether you should appeal

Appeal if you can show the January 1, 2026 value is too high or the Property Appraiser made a specific factual or legal error. Strong Collier evidence usually includes sales of similar properties from your neighborhood or condo building, dated photos of condition problems, repair estimates, incorrect living area or land data, evidence of storm/flood damage that existed as of January 1, or proof that an exemption or portability benefit was wrongly denied.

Do not appeal just because taxes are unaffordable or because proposed millage increased. The VAB can decide value, exemptions, classifications, portability, deferrals, change-of-ownership/control, and similar assessment issues; it does not set tax rates. Millage rates are set by the County Commission, School Board, cities, and special districts through public budget hearings.

Collier does publish some useful VAB results, but not a homeowner “win rate” or median reduction. The Clerk reported that the 2024 VAB cycle produced an overall taxable-value decrease of $17,363,512 across residential and commercial property. For the following session, the Clerk reported 593 petitions involving 804 parcels, with 346 parcels, roughly 43%, withdrawn or settled before the VAB session. A realistic savings example: assume your unincorporated Collier home’s taxable value is reduced by $50,000 after informal review or VAB. Using the Clerk’s example rate of $1,085.87 per $100,000, the annual tax reduction is about $542.94 ($50,000 ÷ 100,000 × $1,085.87). If the reduction is only $10,000, savings are about $108.59—still more than the $50 filing fee, but only if the reduction applies to taxable value and your parcel’s millage is similar.

Step-by-step how to file

  1. Read the TRIM notice immediately. Find your 2026 market value, assessed value, exemptions, taxable value, millage area, and the VAB deadline. For 2026 value and portability appeals, plan around September 18, 2026 unless your TRIM notice prints a different deadline.

  2. Call or visit the Property Appraiser first. Florida says you have the right to an informal conference, and Collier’s own VAB guidance says taxpayers should first take assessment concerns to the Property Appraiser. This does not extend the VAB deadline, so do both tracks if time is short.

  3. Choose the right Florida Department of Revenue form. What happens after

The VAB is an independent forum.
