Lake County, Florida homeowners who disagree with their assessed value petition the Lake County Value Adjustment Board (VAB), which is handled through the Clerk of the Circuit Court in Tavares. For 2026 the Clerk's office lists the valuation petition deadline as September 15, 2026, which is 25 days after the TRIM notices were mailed, so the 2026 valuation window has closed. Denied-exemption petitions had a separate date of July 31, 2026 (or 30 days after the denial letter). The next valuation window opens when your 2027 TRIM notice is mailed in the summer of 2027.

2026 deadline and where to file

Status as of October 10, 2026.

  • Valuation petitions: September 15, 2026 (25 days after the 2026 TRIM notice mailing). Closed.
  • Denial of exemption or classification: July 31, 2026, or 30 days after the date of the denial letter, whichever applies. Check your letter.
  • Next valuation window: the 25th day after your 2027 TRIM notice is mailed. The date is printed on the notice.
  • Filing fee: $50 per petition, non-refundable. A joint petition is $50 plus $5 for each added parcel. A petition contesting the denial of a late-filed homestead application is $15. No fee is required for a timely-filed homestead denial.
  • Where to file: the Clerk to the VAB. File through the online VAB petition portal, hand-deliver to the Jury Assembly Room at the Lake County Courthouse (550 W. Main St., East Wing, First Floor, Tavares, 8:30 a.m. to 5 p.m. Monday to Friday), mail to Lake County Clerk of the Court & Comptroller, Attn: Value Adjustment Board, P.O. Box 7800, Tavares, FL 32778, or use a county drop box with a check or money order.

How assessments work in Lake County

Florida values property as of January 1 each year, and the Lake County Property Appraiser mails a TRIM (Truth in Millage) notice in August showing the proposed value and the proposed taxes from each taxing authority. That notice is your deadline clock. Florida law requires annual revaluation based on the prior year's market data.

If you have a homestead exemption, the Save Our Homes limit holds yearly growth in your assessed value to the lesser of 3% or the change in the Consumer Price Index. The limit resets after a change of ownership, and new construction can be added on top. That means an appeal usually matters most for non-homestead property, a recent purchase, or a record error.

Exemptions and their deadlines

The Property Appraiser's exemption page lists these, with the same rule for most: file by March 1 of the year you want the exemption to begin.

  • Homestead exemption: reduces the assessed value of your permanent residence by up to $51,411 according to the county page, and starts Save Our Homes protection. You must own and occupy the home as your permanent residence on January 1. Apply online, by mail or in person with two forms of Florida residency identification. Once approved it renews automatically.
  • Portability: transfers up to $500,000 of Save Our Homes benefit from one Florida homestead to another.
  • Widow or widower: $5,000, apply by March 1.
  • Disability: $5,000, apply by March 1 with the required statement.
  • Limited income senior (65 and older): an additional exemption of up to $50,000 off assessed value for owners with a homestead and household income under the county's posted limit.

The next homestead deadline is March 1, 2027. If you missed March 1, Florida law (s. 196.011) lets a qualified owner file a late application on or before the 25th day after the TRIM notice mailing, and a denial can go to the VAB.

How to appeal, step by step

  1. Check the record first. Pull your parcel on the Lake County Property Appraiser site and confirm square footage, bedrooms, baths, lot and condition. A wrong record is the easiest thing to win.
  2. Ask for an informal conference. Florida law lets you ask the property appraiser to meet with you about your assessment before you petition the board (Fla. Stat. 194.011(2)). Many disputes end here.
  3. Find your deadline on the TRIM notice. A valuation petition is due on or before the 25th day after the property appraiser mails the notice of proposed property taxes. The date is printed on your notice.
  4. File the petition with the Clerk to the Value Adjustment Board. Use the state petition form (Form DR-486) or the county's online portal, with the filing fee.
  5. Send your evidence. The appraiser and the petitioner exchange evidence before the hearing. Comparable sales, photos, repair estimates and record errors carry the most weight.
  6. Attend the hearing. A special magistrate or the board hears the petition and issues a decision. If you still disagree, Florida's circuit court is the next step, with its own deadline under Fla. Stat. 194.171.

What property taxes cost in Lake County

The U.S. Census Bureau's American Community Survey (2020-2024 five-year estimates) puts the median real estate tax paid by Lake County homeowners at $2,433 a year, against a median home value of $318,400. That is an effective rate of about 0.76% of home value (median tax divided by median value). It is a countywide figure: your own rate depends on your city, school district and special districts, so read the rate on your actual bill. About 127,645 homes in the county are owner-occupied.
