How assessments work in Miami-Dade County

Miami-Dade’s assessment date is January 1, 2026. The Property Appraiser estimates your property’s market value as of that date, releases current-year values by July 1, and mails the Notice of Proposed Property Taxes, called the TRIM notice, in August. Whether you should appeal

Appeal if your evidence shows the January 1 value is too high or an exemption/portability benefit was wrongly denied. Good Miami-Dade evidence usually means closed comparable sales from late 2025 through early 2026, preferably in the same subdivision, condo building, waterfront/non-waterfront category, school area, and condition tier. For condos, same-line or same-building sales often matter more than countywide trends. For single-family homes, adjust for lot size, waterfront, pool, roof age, additions, flood exposure, unpermitted areas, and condition.
