Hernando County, Florida homeowners appeal an assessment to the Hernando County Value Adjustment Board (VAB) through the Clerk of Circuit Court & Comptroller in Brooksville. The Clerk's office says the deadline for a valuation petition is printed on your TRIM notice and falls on or before the 25th day after the Property Appraiser mails the Notice of Proposed Property Taxes. For 2026 the board announced it would begin hearing petitions on October 15, 2026, so the filing window for this year has closed.

2026 deadline and where to file
Status as of October 10, 2026.
- Valuation petitions: on or before the 25th day following the mailing of the Notice of Proposed Property Taxes (Fla. Stat. 194.011). The date is on your TRIM notice. Closed for 2026.
- Denial of an exemption: 30 days from the date of the denial. The $50 fee is not required for a homestead exemption denial.
- Late-filed exemption or agricultural classification: an owner who missed March 1 may petition at any time during the taxable year on or before the 25th day after the TRIM notice mailing.
- 2026 hearings: the Hernando County VAB's public notice sets the first meeting for October 15, 2026, 9:00 a.m., at the Hernando County Government Center, 20 North Main Street, Brooksville.
- Filing fee: $50 per petition. A joint petition adds $5 for each added parcel. Fees are non-refundable and a petition is not considered filed until the fee is received.
- Where to file: Clerk to the Value Adjustment Board, 20 N. Main Street, Room 362, Brooksville, FL 34601, or by email to vab@hernandoclerk.org. Petitions must be received by the deadline, and postmarks are not considered. Pay the fee by credit card by calling (352) 754-4970.

How assessments work in Hernando County
The Hernando County Property Appraiser values every parcel as of January 1, and the TRIM notice mailed in the summer shows the proposed value and the proposed taxes. Florida law requires annual revaluation.
A homesteaded property is protected by the Save Our Homes limit, which caps yearly growth in assessed value at 3% or the change in the Consumer Price Index, whichever is lower, and resets after a change of ownership. For many homeowners the practical question is whether the "just value" on the notice matches what the home would sell for, because that is the value the VAB reviews.
Exemptions and their deadlines
The Florida Department of Revenue describes the homestead exemption as a reduction in taxable value of as much as $50,000 for a permanent residence, which also qualifies the home for the Save Our Homes limitation and for portability to a new Florida home.
- Deadline: applications are due by March 1. The next date is March 1, 2027.
- Late filing: a qualified owner who misses March 1 may file within 25 days after the TRIM notice mailing (Fla. Stat. 196.011(9)) or petition the VAB.
- Denial: a denial can be appealed to the VAB within 30 days of the denial.

How to appeal, step by step
- Check the record first. Pull your parcel on the Hernando County Property Appraiser site and confirm square footage, bedrooms, baths, lot and condition. A wrong record is the easiest thing to win.
- Ask for an informal conference. Florida law lets you ask the property appraiser to meet with you about your assessment before you petition the board (Fla. Stat. 194.011(2)). Many disputes end here.
- Find your deadline on the TRIM notice. A valuation petition is due on or before the 25th day after the property appraiser mails the notice of proposed property taxes. The date is printed on your notice.
- File the petition with the Clerk to the Value Adjustment Board. Use the state petition form (Form DR-486) or the county's online portal, with the filing fee.
- Send your evidence. The appraiser and the petitioner exchange evidence before the hearing. Comparable sales, photos, repair estimates and record errors carry the most weight.
- Attend the hearing. A special magistrate or the board hears the petition and issues a decision. If you still disagree, Florida's circuit court is the next step, with its own deadline under Fla. Stat. 194.171.
What property taxes cost in Hernando County
The U.S. Census Bureau's American Community Survey (2020-2024 five-year estimates) puts the median real estate tax paid by Hernando County homeowners at $1,858 a year, against a median home value of $276,000. That is an effective rate of about 0.67% of home value (median tax divided by median value).
