How assessments work in Leon

Leon County property is reassessed every year as of January 1. The Property Appraiser says residential property is typically valued with the market/sales approach, using local sales data in a Computer Assisted Mass Appraisal system; cost and income data are used where appropriate. Whether you should appeal

Appeal if you can show the January 1, 2026 market value is too high, the property record is wrong, or an exemption/classification was denied or omitted. Good Leon evidence usually means closed comparable sales near your neighborhood from 2025 or very early 2026, photos/contractor estimates for condition issues, or proof that the Property Appraiser’s record card overstates living area, additions, bathrooms, quality, or land characteristics.

Do not assume an appeal saves money just because your market value looks high. If you have a large Save Our Homes cap benefit, a reduction in market value may not reduce taxes unless it also brings down the assessed value. Example: if your TRIM shows market value of $420,000 but assessed value of $275,000, a successful reduction to $390,000 may not change the tax bill at all. If your assessed value is close to market value, the same reduction is more likely to matter.

A realistic savings example: suppose an unincorporated Leon homeowner is not protected by a large cap and wins a $25,000 reduction that flows through to taxable value. Using the current outside-city total rate of 14.7988 mills, the annual ad valorem savings are about $370: $25,000 ÷ 1,000 × 14.7988. Inside Tallahassee, the same taxable reduction would be about $480 at 19.2060 mills. Step-by-step how to file

What happens after

When Are Property Taxes Due in Leon?

Collection of current real estate property taxes begins in November; the full amount is due by March 31, and unpaid property taxes become delinquent April 1. Installment plan: estimated taxes must exceed $100; application must be returned to the Tax Collector before May 1. Installments are due June 30, September 30, December 31, and March 31. Partial payments for current taxes are accepted November 1 through March 31, but discounts are not allowed under the partial-payment plan. Early-payment discounts: 4% if paid by November 30, 3% in December, 2% in January, and 1% in February.
