As of July 30, 2026, Sarasota County had not yet posted the exact 2026 TRIM mailing date or the exact 2026 value-appeal deadline. The rule is firm: a residential value petition is due 25 days after the Property Appraiser mails the TRIM Notice; because TRIM must be mailed by August 24, the latest possible 2026 deadline is September 18, 2026, but your controlling date is the date printed on your 2026 TRIM. How assessments work in Sarasota

Sarasota is on Florida’s annual assessment cycle, not a once-every-few-years reassessment. The Sarasota County Property Appraiser values property as of January 1 each year. For the 2026 tax year, the value question is: what was the home’s fair market value on January 1, 2026—not what it was worth when the TRIM arrived in August.

Your TRIM Notice shows three numbers that homeowners often mix up:

  • Just/market value — the Property Appraiser’s estimate of full market value. This is the main number you attack in a value appeal.
  • Assessed value — market value after Florida assessment caps. Homestead property is generally capped at the lower of CPI or 3%; non-homestead property is generally capped at 10%.

Sarasota uses a computer-assisted mass appraisal system and applies the three standard approaches to value: direct sales comparison, cost, and income. For most owner-occupied homes, your strongest evidence will usually be comparable sales that closed before January 1, plus corrections to property characteristics such as living area, condition, pool, view, waterfront influence, damage, or remodel status.

Important local wrinkle: if you bought in 2025, prior-owner exemptions and Save Our Homes benefits generally come off for 2026, and the home can reset to market value. That can feel like an “appeal issue,” but it is usually Florida law working as designed unless the January 1 market value itself is too high.

Whether you should appeal

Appeal if the market value on the TRIM is higher than what a typical buyer would have paid on January 1, 2026. Do not appeal just because taxes rose, insurance is expensive, or the millage rate feels unfair—the VAB cannot lower tax rates or non-ad valorem assessments.

Start with the Property Appraiser’s parcel record. Check land size, building square feet, year built, quality, condition, extra features, pool, waterfront/canal designation, and any hurricane or flood damage that existed on January 1. Then compare nearby sales from late 2025 through January 1, 2026. Sales after January 1 can be useful background, but Sarasota’s own guidance says the value date is January 1 and later sales generally support the next tax year.

Published countywide “success rates” or median reduction amounts were not found in the official Sarasota VAB or Property Appraiser materials reviewed. The official VAB minutes do show that special magistrate recommendations are adopted by the VAB, but they do not publish a simple homeowner win-rate table. Treat any non-official promise of a typical reduction with caution.

Also check exemptions before you appeal. The standard homestead exemption can reduce taxable value, and Sarasota highlights additional benefits such as portability, disability/veteran exemptions, and the limited-income senior exemption. For 2026, Sarasota lists the senior limited-income household adjusted gross income limit as $38,686, with a Sarasota County ad valorem senior exemption benefit listed at $5,000 for qualifying homeowners. Exemption deadlines and denial appeals are separate from value appeals.

Step-by-step how to file

  1. Read the 2026 TRIM immediately. It is not a bill. It contains your proposed value, exemptions, proposed millage, hearing dates for taxing authorities, and the VAB petition cut-off date.

  2. Ask for an informal review, but do not wait on it. Sarasota encourages homeowners to contact the Property Appraiser and share sales or damage evidence. An informal conference can solve mistakes, but it does not extend the VAB deadline.

  3. Use the right form. For most residential value appeals use Florida DOR Form DR-486, Petition to the Value Adjustment Board – Request for Hearing. Use DR-486PORT for portability/transfer of homestead assessment difference issues, DR-486DP for tax deferral or penalty issues, and DR-486A/DR-486POA if a representative needs authorization. DR-486MU is the multiple-parcel attachment used for eligible contiguous undeveloped parcels/condominiums.

  4. File with the Clerk to the Value Adjustment Board, not the Property Appraiser. The online VAB petition system is the normal route for single-parcel homeowners.   6. Email is not the listed method for filing a new petition. Sarasota’s official pages list online filing and paper filing by mail or hand delivery. The Clerk lists email for contact/withdrawal requests, but do not assume a new DR-486 can be filed by email unless the 2026 Clerk instructions expressly say so.

What happens after

The appeal authority is the Sarasota County Value Adjustment Board (VAB). It is an independent five-member board: two county commissioners, one school board member, and two citizen members. Sarasota appoints Special Magistrates—qualified appraisers for value cases and attorneys for exemption/classification issues—to conduct hearings and make recommendations.

After you file, the Clerk schedules the hearing. Florida’s taxpayer guide says you receive notice at least 25 days before the hearing. For hearings after September 1, 2025, both sides generally exchange evidence at least 15 days before the hearing. Upload your evidence through the portal if you filed online; keep proof of submission.

At the hearing, you present your evidence and testimony. A Property Appraiser representative presents the county’s evidence. You do not need a lawyer, but you must prove why the January 1 market value is wrong. Sarasota’s VAB adopted electronic appearance procedures effective January 1, 2026, so hearings may include electronic participation under the local procedures.

The Special Magistrate issues a written recommendation. Sarasota’s local procedures say the VAB typically adopts the magistrate’s recommended decision if it contains the required findings and legal conclusions. The Clerk then sends the final decision. Florida’s taxpayer guide says the VAB must issue final decisions within 20 calendar days of its last session.

Do not ignore the tax bill while the appeal is pending. For value appeals, Florida requires payment of all non-ad valorem assessments and at least 75% of ad valorem taxes before delinquency, usually before April 1, or the petition can be denied.

Local tips

Use Sarasota’s actual millage to estimate whether the appeal is worth the $50 fee. Final 2026 rates will not be available until October 2026, so use 2025 rates as an estimate. The Tax Collector’s 2025 table shows 11.4737 mills for countywide/school/EMS areas excluding Longboat Key, North Port, and county Venice. In the City of Sarasota, add the city total 3.4078 mills, for about 14.8815 mills total before non-ad valorem charges.

Worked example: suppose your City of Sarasota home’s TRIM market value is $650,000, but strong comparable sales support $610,000. A $40,000 taxable reduction at 14.8815 mills saves about $595 in ad valorem tax: $40,000 ÷ 1,000 × 14.8815. In unincorporated Sarasota using 11.4737 mills, the same reduction saves about $459. Non-ad valorem charges such as solid waste, fire assessments, or special districts usually do not fall just because market value is reduced.

Best evidence is local, boring, and dated: a small set of similar closed sales before January 1, photos of condition problems, contractor estimates for damage existing on January 1, and corrections to the Property Appraiser’s data. Avoid arguing “my neighbor pays less” unless you can connect that to comparable market value; homestead caps can make two similar houses carry very different taxable values.

When Are Property Taxes Due in Sarasota?

Property taxes are payable November 1; early-payment discounts apply November through February; the gross amount is due by March 31; unpaid taxes become delinquent April 1 of the following year.
