⏰ Polk's appeal deadline is September 11 — 44 days away.
Direct answer: For 2026 Polk County assessment appeals, the filing deadline is Friday, September 11, 2026, at 5:00 p.m. File with the Polk County Value Adjustment Board (VAB) online at https://apps.polkcountyclerk.net/AxiaWeb2026/, by mail to the VAB Clerk, or in person at the County Administration Building in Bartow. Do not rely on a postmark: Polk says the petition must be received by the deadline.
How assessments work in Polk
Polk County real property is assessed annually for the tax year as of January 1. The Polk County Property Appraiser estimates your just/market value using real estate market evidence—especially sales of comparable properties—and then applies any Florida assessment limits and exemptions to arrive at assessed and taxable value. The Property Appraiser does not set tax rates; taxing authorities such as the County Commission, School Board, cities, water management districts, and special districts set millage rates.
Your appeal window starts with the TRIM notice—the Notice of Proposed Property Taxes—mailed in mid-August. Florida’s rule is that value petitions are due 25 days after the TRIM notice is mailed. Polk’s VAB has posted the concrete 2026 deadline as September 11, 2026 at 5:00 p.m.
For homesteaded property, check two different numbers on the TRIM notice:
- Just value: Polk’s opinion of market value as of January 1, 2026.
- Assessed value: the capped value after limits such as Save Our Homes.
- Taxable value: assessed value minus exemptions.
The Save Our Homes cap generally limits annual assessed-value increases on homestead property to the lower of 3% or CPI, beginning the year after the property receives homestead. Portability can transfer up to $500,000 of accumulated Save Our Homes benefit from a prior Florida homestead if you qualify.
Whether you should appeal
Appeal if the 2026 just value is higher than what your home would likely have sold for on January 1, 2026, or if Polk used wrong facts: living area, condition, construction quality, pool, effective year built, land size, waterfront/golf frontage, or an unrecorded damage/condition issue.
Start by pulling your property record from the Polk Property Appraiser and checking the details. Then build a simple evidence packet:
- Comparable sales that closed before or near January 1, 2026, preferably in your subdivision or immediate market area.
- Photos and repair estimates for condition problems that existed on January 1.
- Your closing statement or appraisal, if you bought close to January 1 and the transaction was arm’s length.
- A short value worksheet showing your requested just value and why Polk’s number is too high.
Do not appeal just because your tax bill increased. A VAB value case is about the Property Appraiser’s determination, not whether the School Board, city, or county millage is too high. If your complaint is the proposed tax rate, TRIM notices list the public budget hearings where you can speak to the taxing authority.
A realistic savings example: suppose a Lakeland homeowner is in a 2025 total millage area of 17.5402 mills. If a successful 2026 value appeal reduces taxable value by $25,000, estimated ad valorem tax savings would be:
$25,000 ÷ 1,000 × 17.5402 = about $438.51
That is only an estimate because 2026 final millage rates are not set as of July 30, 2026, and non-ad valorem assessments such as fire, garbage, or other fixed charges usually do not fall just because value is reduced.
Published Polk-specific homeowner success rates or median VAB reductions were not available on the official Polk VAB page. Florida’s Department of Revenue does publish statewide VAB summary data, but use your own evidence rather than assuming an average outcome.
Step-by-step how to file
1. Try the informal route—but do not miss the VAB deadline. Florida and Polk allow an informal conference with the Property Appraiser. In Polk, call the Property Appraiser at 863-534-4777. This can fix factual mistakes quickly, but it does not extend the September 11 VAB deadline.
2. Choose the correct form. The main form is DR-486, Petition to the Value Adjustment Board – Request for Hearing. Use:
- DR-486 for real property value, tangible property value, denial of most exemptions/classifications, or property not substantially complete.
- DR-486PORT for transfer of homestead assessment difference / portability disputes.
- DR-486DP for tax deferral or penalty petitions.
- DR-486MU if you are filing a multiple-parcel attachment where allowed.
- DR-486A or DR-486POA if a representative needs written authority.
Official Florida forms are at https://floridarevenue.com/property/Pages/Forms.aspx?v=0007.
3. File with the Polk County Value Adjustment Board, not the Property Appraiser. Filing options:
- Online portal:
https://apps.polkcountyclerk.net/AxiaWeb2026/. Polk’s portal says electronic filing is available for most petitions, but contiguous undeveloped parcels/condominiums must be filed by mail or in person. - Mail: Polk County Value Adjustment Board, P.O. Box 988, Bartow, FL 33831, Attention Comptroller VAB Clerk.
- In person: Polk County Value Adjustment Board, County Administration Building, 330 West Church Street, Room 342, Bartow, FL 33830.
- Email/fax: Polk states emailed or faxed petitions are not accepted.
4. Pay the fee. Polk’s 2026 VAB filing fee is $50 per petition. For contiguous parcels, the fee is $50 for the petition plus $5 for each additional contiguous parcel. Online filing requires credit/debit card payment and a 3.5% convenience fee. Mail/in-person filings use cash or check. The fee is nonrefundable, and Polk says the petition is not considered filed until the fee is received. Some fees are waived, including petitions about denial of a timely filed homestead application and some tax deferral petitions.
5. Keep proof. If filing online, save the transaction number and password so you can check status and upload evidence. If mailing, send early enough to be received by September 11 at 5 p.m.
What happens after
Polk’s appeal authority is the Polk County Value Adjustment Board. It is a five-member board made up of two county commissioners, one School Board member, and two citizen members. The VAB hires special magistrates—certified appraisers for valuation cases and attorneys for legal/exemption issues—to hear petitions.
The hearing is quasi-judicial. Expect a formal but short presentation, often scheduled on weekdays between 9 a.m. and 5 p.m. at the County Administration Building in Bartow. You and any witnesses may be placed under oath. The Property Appraiser’s office can present evidence supporting the assessment, and you present your evidence supporting a lower value or your exemption/classification claim.
Polk also allows a practical non-oral option through the DR-486 form: you may indicate that you will not attend the hearing but want your evidence considered. If you choose that route, submit the required duplicate evidence copies to the VAB clerk and understand that the Property Appraiser may still object or cross-examine within the statutory process.
Evidence timing matters. Polk says one copy of all evidence to be considered must be submitted to the Property Appraiser at least 15 days before your scheduled hearing; the Clerk will not forward evidence for you. If evidence is late, it may not be considered.
After the hearing, the special magistrate makes a recommendation. Polk’s procedures say special magistrates complete recommendations within 20 business days after each hearing. After all hearings, the VAB meets to act on recommendations and certify the roll. Petitioners receive the recommended decision before the final VAB meeting, and the Clerk mails the final decision within 20 days after the final VAB public meeting. Refunds or corrected bills are handled by the Tax Collector after VAB approval.
If your petition is still pending when taxes are due, do not ignore the bill. For value appeals, Florida requires payment before delinquency of all non-ad valorem assessments and at least 75% of ad valorem taxes, less applicable discounts, unless the VAB has already made a final decision. Polk taxes for the prior year are due by March 31 and become delinquent April 1.
Local tips
- Use the latest millage area, not a countywide guess. Polk’s 2025 final millage ranged from unincorporated areas such as 12.9291 to 22.0563 mills, while cities varied; Lakeland was listed at 17.5402 or 18.0402 depending on district, and Winter Haven at 18.6979 or 19.0232. Your TRIM notice is the best source for your 2026 proposed rate.
- Check exemptions before appealing value. Homestead can reduce assessed value by up to $50,000 under Florida rules, with the second portion adjusted for inflation beginning in 2025; for 2026 the Department of Revenue lists the adjusted additional homestead amount as $26,411. Polk also points homeowners to senior, disability, veteran, widow/widower, portability, agricultural, and nonprofit exemptions/classifications.
- Senior exemption is local and income-limited. For 2026, Florida’s senior homestead income limitation is $38,686. Polk’s Tax Collector states the senior exemption applies only where the county or municipality authorizes it and does not cover school taxes or independent districts.
- Homestead deadline is separate. New homestead and many exemption applications are generally due to the Property Appraiser by March 1 for the current tax year. A denial appeal has its own deadline—usually 30 days from the denial notice—so read the denial letter.
- Use the right office. Value appeals go to the VAB Clerk. Exemption applications and property record corrections start with the Polk County Property Appraiser. Tax payments, discounts, delinquencies, and deferrals are handled by the Polk County Tax Collector.
Polk Property Tax Rate
2025 final millage varies by tax area rather than one countywide rate. Official Polk County totals shown are: unincorporated areas 12.9291 to 22.0563 mills; city areas 12.7865 to 22.0838 mills. A parcel’s exact rate depends on its tax area/tax code and any applicable special districts/non-ad valorem assessments.

When Are Property Taxes Due in Polk?
Annual property taxes are due beginning November 1 each year and must be paid in full by March 31 of the year following the assessment; unpaid taxes become delinquent April 1. Installment plan: apply before May 1 for that tax year; prior-year taxes must have been more than $100. Taxes are paid in four installments: first in June, second in September, third in December, fourth in March; the first installment is due no later than June 30 to remain on the plan. Early-payment discounts: November 4%, December 3%, January 2%, February 1%; no discount in March.
This is not the same as the assessment appeal deadline above. The appeal deadline is your window to contest your assessed value; the payment due date is when the resulting tax bill must be paid. Missing one does not affect the other, but missing either has real consequences — one forfeits your right to appeal for the year, the other can trigger penalties and interest.

Where do I file a Polk County property value appeal?
File with the Polk County Value Adjustment Board. You can use the online portal at apps.polkcountyclerk.net/AxiaWeb2026, mail it to P.O. Box 988, Bartow, FL 33831, Attention Comptroller VAB Clerk, or file in person at 330 West Church Street, Room 342, Bartow.
Can I email my Polk VAB petition?
No. Polk states that petitions submitted by email or fax are not accepted.
How much does it cost to appeal in Polk County?
The standard Polk VAB filing fee is $50 per petition. Contiguous parcel petitions are $50 plus $5 for each additional contiguous parcel. Online card payments also have a 3.5% convenience fee. Some fee waivers apply, including certain timely homestead denial petitions.
What form do I use to appeal my Polk property assessment?
Most homeowners use Florida form DR-486, Petition to Value Adjustment Board – Request for Hearing. Use DR-486PORT for portability disputes and DR-486DP for tax deferral or penalty issues.
Do I have to attend the VAB hearing in person?
Not always. Polk hearings are generally before a special magistrate in Bartow, and telephone hearings may be arranged in advance. DR-486 also allows you to say you will not attend but want your evidence considered, provided you submit the required evidence copies.
Will filing an appeal stop my Polk property tax bill?
No. If the VAB has not issued a final decision before taxes become delinquent, you still must make the required partial payment. For value appeals, that generally means all non-ad valorem assessments plus at least 75% of ad valorem taxes before delinquency.
What exemptions should Polk homeowners check before appealing?
Check homestead, Save Our Homes, portability, senior low-income exemptions, veterans and disability exemptions, widow/widower exemption, and any agricultural classification if relevant. Homestead and many exemption applications are generally due by March 1.
How do I know which millage rate applies to my home?
Use the parcel’s tax area/tax code in the official property record or tax bill; Polk’s 2025 millage sheet states that millage codes combine the unincorporated tax code, city code, and special district code, and city properties do not pay the MSTU tax.
Can I search my tax record without paying online?
Yes. The Polk County Tax Collector says its Search & Pay feature may be used without making an online payment.
Are partial payments allowed?
Yes, but the taxpayer must enter into an agreement with the Tax Collector, forfeits discounts, and must make final payment by March 31 of the year following the assessment to avoid a tax certificate/tax lien.
Where can I file for Homestead Exemption online?
The Polk County Tax Collector FAQ points applicants to the Property Appraiser’s online exemption application portal at exemptions.polkpa.org.
