⏰ Manatee's appeal deadline is September 11 — 44 days away.
The 2026 Manatee property value appeal deadline is Friday, September 11, 2026, by 4:30 p.m. for value petitions. File with the Manatee County Value Adjustment Board (VAB) Clerk online through Equity Bridge Pro, or by mail/in person to the Clerk at 1115 Manatee Ave. W, Bradenton, FL 34205; the standard filing fee is $50 per petition/parcel.
How assessments work in Manatee
Manatee is on Florida’s annual assessment cycle. For the 2026 tax year, the key valuation date is January 1, 2026: ownership, condition, exemptions, classification, and assessment caps are measured as of that date. The Manatee County Property Appraiser mails TRIM notices in August showing proposed value, exemptions, caps, proposed millage, non-ad valorem assessments, and public budget hearing information. For 2026, the Property Appraiser’s VAB page lists Value Petition Deadline: 09/11/2026.
Your TRIM notice has several numbers. Just value is the Property Appraiser’s estimate of market value as of January 1. Assessed value may be lower because of Save Our Homes or another cap. Taxable value is assessed value minus exemptions that apply to each taxing authority. Manatee’s 2026 preliminary countywide real-property roll shows about $103.47 billion in just value, $85.90 billion assessed value, and $75.49 billion taxable value countywide, so caps and exemptions materially affect bills here.
For homesteaded homeowners, the big local issue is the Save Our Homes cap: after the base year, annual assessed-value increases are capped at the lesser of 3% or CPI, and assessed value cannot exceed market value. If you recently bought a Manatee home from a long-time owner, expect the assessed value to reset closer to market value the year after purchase; that reset is not, by itself, an appeal error.
Manatee’s latest posted final adopted millage sheet is the 2025 Final Adopted Millage Rates. It shows common total district rates including 13.3100 mills for Unincorporated MSTU, 18.4092 mills for City of Bradenton, 14.3491 mills for City of Anna Maria, 14.6891 mills for City of Holmes Beach, and 15.0320 mills for City of Bradenton Beach. Your 2026 TRIM notice is the source to use for your exact proposed rate.
Whether you should appeal
Appeal when you can show the January 1 value is too high, an exemption/classification was wrongly denied, or the Property Appraiser used incorrect facts. Strong Manatee residential evidence usually includes closed comparable sales from late 2025 or very early 2026, adjusted for location and condition; photos/contractor estimates for unrepaired damage existing on January 1; a recent independent appraisal with an effective date near January 1; or proof that the property record card has the wrong living area, pool, quality grade, construction type, or waterfront/canal influence.
Do the math before paying the $50 fee. Example: suppose an unincorporated Manatee home is not protected by a homestead cap because it was recently purchased, and the TRIM shows taxable value of $500,000. You prove the just/assessed value should be $470,000. Using the latest posted Unincorporated MSTU total rate of 13.3100 mills, a $30,000 taxable reduction saves about $399.30 for the year: $30,000 × 13.3100 ÷ 1,000. After the $50 filing fee, first-year net savings would be about $349. If the home is homesteaded and assessed value is already far below just value, the same just-value reduction may produce little or no current-year tax savings unless the reduced just value falls below the capped assessed value.
Published Manatee VAB outcome data is limited. The official DR-529 tax-impact report for tax year 2024 lists a total $5,410,309 reduction in county taxable value and $35,892 tax shift due to VAB actions, but it does not publish a median homeowner reduction or a clean residential success rate. Do not assume a typical percentage reduction.
Also check exemptions before you appeal value. Manatee homeowners should confirm: homestead exemption up to $50,000 for qualified permanent Florida residents; the additional $25,000 homestead portion that generally does not apply to school taxes; Save Our Homes portability if you moved from another Florida homestead within the allowed window; low-income senior exemption where adopted, with Manatee’s 2026 packet showing a 2025 household adjusted gross income limit of $38,686; and widow/widower, disability, veteran, first responder, and agricultural classifications where applicable. Most exemption applications are due March 1.
Step-by-step how to file
-
Read your 2026 TRIM notice immediately. For value appeals, Manatee’s 2026 deadline is September 11, 2026, 4:30 p.m. The general rule is the 25th day after the TRIM notice mailing date; the exact date is printed on the TRIM notice.
-
Call or request an informal review with the Property Appraiser. Manatee and Florida rules allow an informal conference, but it is optional and does not extend the VAB deadline. If the office corrects an obvious data error, you may avoid a petition.
-
Use the right form. For most homeowners appealing market value, use Form DR-486, Petition to the Value Adjustment Board — Request for Hearing. Use DR-486PORT for a portability dispute, DR-486DP for deferral or penalties, DR-486MU for qualifying multiple contiguous units/parcels, DR-486A for written authorization of a representative, or DR-486POA for power of attorney.
-
File with the VAB Clerk, not the Property Appraiser. In 2026, Manatee added online filing through Equity Bridge Pro. You can file online and pay online. The Clerk also accepts faxed and emailed petitions, but they are not complete and timely until the fee is received. The VAB contact is VAB@manateeclerk.com, phone 941-741-4058, fax 941-741-4089.
-
Pay the fee. The standard fee is $50 per petition/parcel. A single qualifying condominium/co-op/HOA or contiguous undeveloped parcel petition is $50 plus $5 per additional unit/parcel if the Property Appraiser determines the properties are similar and that determination is filed with the petition.
-
Mail or deliver if not filing online. Mailing address: Attn: Value Adjustment Board, P.O. Box 25400, Bradenton, FL 34206. Physical/overnight and in-person address: 1115 Manatee Avenue West, Bradenton, FL 34205. If paying by check, make it payable to Manatee County Clerk of Circuit Court.
What happens after
The proper appeal authority is the Manatee County Value Adjustment Board. It is a five-member independent board: two county commissioners, one school board member, one homestead property owner appointed by the County Commission, and one business/commercial citizen member appointed by the School Board. The VAB appoints special magistrates; appraiser magistrates hear residential and commercial value cases, and attorney magistrates hear exemption cases.
For 2026 petitions, the Clerk’s posted hearing calendar shows an organizational meeting on August 28, 2026, then exemption, commercial, TPP, and residential hearing days from October 2026 through April 2027. Residential hearing dates listed include December 4, 2026, then multiple dates in January through April 2027. The calendar says hearings take place in the Honorable Patricia M. Glass Chambers, County Administration Building, 1115 Manatee Avenue West, Bradenton; rely on your Notice of Hearing for your exact room and time.
You will receive a Notice of Hearing and can check your Equity Bridge Pro account. Manatee’s FAQ says evidence must be submitted no later than 15 calendar days before the hearing. The current DR-486 form also explains a non-oral option: you may check the box saying you will not attend but want your evidence considered; you must submit duplicate evidence copies, and the Property Appraiser may respond or object.
At the hearing, expect a quasi-judicial format: sworn testimony, your evidence, the Property Appraiser’s evidence, questions from the special magistrate, and a recommended decision. The VAB then considers and acts on the magistrate’s recommendation. Manatee states that all petitioners are notified in writing of the VAB’s final decision. If your case is still pending near tax delinquency, do not ignore the bill; Florida requires partial payment for pending VAB petitions before the delinquency date, generally March 31.
Local tips
First, compare your property to Manatee sales that a buyer would actually consider substitutes: same island/municipality, same school and flood context, similar waterfront or non-waterfront status, and similar construction age. A mainland Parrish comparable will not usually explain an Anna Maria or Longboat Key value.
Second, attack the exact TRIM number that matters. If Save Our Homes caps your assessed value far below just value, a market-value appeal may not reduce this year’s bill. In that situation, focus on whether exemptions, portability, or property characteristics are wrong.
Third, preserve the deadline even if you are negotiating informally. File DR-486 by September 11, 2026 if the issue is not resolved. You can withdraw later in writing, by email to the VAB Clerk, or through Equity Bridge Pro.
Fourth, separate ad valorem taxes from non-ad valorem assessments. The VAB can address value, exemptions, classifications, portability, deferrals, and certain penalties; it generally is not the forum for garbage, lighting, drainage, road, or other flat assessments shown on the TRIM notice.
Finally, keep your evidence tight. A first-time homeowner’s best packet is often 5–10 pages: property record card error notes, three to five adjusted sales, photos/repair estimates for January 1 condition issues, and a one-page value conclusion. The special magistrate is deciding whether Manatee’s January 1 assessment is supported—not whether your tax bill feels too high.
Manatee Property Tax Rate
Manatee County does not have one single property-tax rate; the 2025 official adopted total millage varies by tax district. Examples from the official 2025 adopted millage schedule: Unincorporated MSTU 13.3100 mills, City of Bradenton 18.4092 mills, City of Palmetto 19.1662 mills, City of Anna Maria 14.3491 mills, City of Holmes Beach 14.6891 mills, and City of Bradenton Beach 15.0320 mills. Parcel-specific millage depends on the property’s taxing district, city/MSTU/fire district, and other applicable districts.

When Are Property Taxes Due in Manatee?
Annual property-tax payment deadlines on the Manatee County Tax Collector’s current official page are: November 3–December 2, December 3–December 31, January 1–January 31, February 1–February 28, and March 1–March 31; March 31 is the last day to pay before taxes become delinquent. Quarterly installment plan: 1st quarter due by June 30 with 6% discount or by July 31 with no discount; 2nd quarter due by September 30 with 4.5% discount; 3rd quarter due by December 31 with 3% discount; 4th quarter due by March 31 with no discount. Eligible taxpayers generally must have prior-year taxes over $100 and apply by April 30 of the tax year. Annual-payment discounts: 4% for November 3–December 2, 3% for December 3–December 31, 2% for January 1–January 31, 1% for February 1–February 28, and no discount March 1–March 31.
This is not the same as the assessment appeal deadline above. The appeal deadline is your window to contest your assessed value; the payment due date is when the resulting tax bill must be paid. Missing one does not affect the other, but missing either has real consequences — one forfeits your right to appeal for the year, the other can trigger penalties and interest.

Manatee appeal FAQs
What is the 2026 Manatee property tax appeal deadline?
For value appeals, the Manatee County Property Appraiser lists the 2026 Value Petition Deadline as September 11, 2026. TRIM-notice appeals are due by 4:30 p.m. on the 25th day after the TRIM notice mailing date.
Where do I file a Manatee VAB petition?
File with the Manatee County Value Adjustment Board Clerk. In 2026 you may file online through Equity Bridge Pro, or submit to the Clerk at VAB@manateeclerk.com, by fax at 941-741-4089, by mail to P.O. Box 25400, Bradenton, FL 34206, or in person/overnight at 1115 Manatee Ave. W, Bradenton, FL 34205.
How much is the Manatee VAB filing fee?
The standard filing fee is $50 per petition/parcel. Certain qualifying multi-unit or contiguous-parcel petitions are $50 plus $5 for each additional unit or parcel.
Does an informal meeting with the Property Appraiser extend my deadline?
No. Manatee and Florida VAB materials say you may request an informal conference, but it is not required and it does not extend the petition filing deadline.
Who hears residential assessment appeals in Manatee?
A VAB-appointed special magistrate hears the petition. Appraiser special magistrates hear residential value cases; attorney special magistrates hear exemption cases. The magistrate makes a recommendation to the Manatee County Value Adjustment Board.
Can I appeal without attending the hearing?
Yes. Form DR-486 has a non-attendance option allowing your evidence to be considered, but you must submit the required duplicate evidence copies and the Property Appraiser may respond or object.
What evidence works best for a Manatee homeowner?
Use January 1-focused evidence: comparable Manatee sales near your neighborhood or island, proof of property record errors, photos and repair estimates for condition problems existing on January 1, and any appraisal with an effective date near January 1.
Will winning a just-value appeal always lower my tax bill?
No. If your homesteaded assessed value is capped well below just value, a reduction in just value may not reduce taxable value unless the corrected just value falls below the capped assessed value.
Is there one countywide Manatee property-tax rate?
No. The official adopted millage schedule lists different total millage rates by tax district; a homeowner should use the parcel’s taxing district rather than a countywide average.
What is the last day to pay annual property taxes before delinquency?
The Tax Collector’s current annual-payment schedule lists March 31 as the last day to pay before taxes become delinquent.
Can Manatee County property taxes be paid quarterly?
Yes. The Tax Collector offers a quarterly installment plan for eligible taxpayers, with payments due by June 30/July 31, September 30, December 31, and March 31.
Where can a homeowner estimate taxes for a specific parcel?
After performing an official Property Appraiser property search and selecting a parcel, the parcel details page includes a current-year tax estimator based on the property and exemptions entered.
